HARRODS ESTATES PRESENTS PROPERTIES TO INDIAN ELITE AT ‘EXTRAVAGANZA 2008 - MUMBAI’

Harrods Estates showcased its impressive portfolio of luxury central London and Country properties for sale and rent during the Extravaganza exhibition in Mumbai on February 22nd-23rd. A Harrods Estates team including Lady Raine Spencer visited Mumbai for the first time at this annual exhibition, providing a prestigious platform of luxury products and services aimed at India’s elite. 
Foreign investors associate Harrods Estates with luxury homes, and as such, the delegation are set to build on its success at previous Extravaganzas held in Moscow and Shanghai along with a series of trips to the Middle East. Harrods Estates has seen a significant increase in Indian buyers seeking properties as an investment or place to live over the past 12 months. Indian nationals now account for 12 per cent of Harrods Estates’ sales and 5 per cent of lettings.

March 2007: Harrods Estates Attends Mipim 2007

2007 will be Harrods Estates first visit to the Mipim international property summit which is to take place from th 13th to 16th of March, at the Palais des Festivals in Cannes, France. December 2006: Harrods Estates are Delighted to Announce Award Win for Brompton Knightsbridge Developments Ltd

Harrods Court, a boutique residential gated development in the heart of Knightsbridge, has been presented with an award for 'Best Luxury Development' at the 2006 Daily Telegraph What House? Awards.

Developed by Brompton Knightsbridge Developments Ltd and marketed through Harrods Estates, Harrods Court has been a huge success, highlighting the popularity of high end luxury homes in 'ultra prime' locations.

The What House? Awards are considered 'the Oscars' of the property industry and are entered by developers from all over the UK. Harrods Court faced particularly strong competition for the 'Best Luxury Development' award and was highly commended for its intelligent use of materials, which included polished and rough plaster walls, light oak flooring and generous floor-to-ceiling limestone tiling. The judges were extremely impressed with Harrods Court for providing an atmosphere akin to a luxury boutique hotel rather than a residential development and also praised the sturdy black walnut doors, high level sound proofing and extra lockable storage bays.

November 2006: Harrods Estates Triumphant return to Moscow

Established estate agents, Harrods Estates have recently returned from the very successful Extravaganza exhibition in Moscow. The event was excellently located at The Manege, close to the iconic Red Square, and showcased a range of luxury products and services to the elite members of Russian society. A key team of five from Harrods Estates, including Lady Raine Spencer, attended the event in order to promote their Premier Collection of properties.

2006 is the fourth consecutive year that Harrods Estates have exhibited at Extravaganza Moscow and the event has continued to evolve year on year. This year proved to be the biggest yet, with exhibitors promoting a range of luxury commoditites including jets, yachts, cars, jewellery and property.

The event was well attended by high net worth Russians, plus well known financial institutions, working on behalf of private clients looking to invest in UK property.

In addition to the Extravaganza event, Lady Raine Spencer was also invited by Uniastrum Bank to give a speech to their VIP private clients on 'purhcasing property in the UK.'

October 2006: Harrods Estates Anticipated Return To Moscow

Harrods Estates are sending a team of key people including Lady Raine Spencer, to the Extravaganza exhibition in Moscow in order to promote their portfolio of exquisite homes. Demand for prime location bespoke homes has risen over the last few years and the popularity of such properties is bolstered by interest shown by foreign investors, such as those from Russia and Middle Eastern countries. Harrods Estates reports that approximately 68% of its clients come from overseas and the dedication of Harrods Estates is clear with the introduction of a Russian desk three years ago.

Harrods Estates will be visiting Russia from the 25th to the 30th of October in order to showcase their prestigious property portfolio at the Extravaganza event which runs from the 26th-28th and is attended by members of the Moscow society. This will be the fifth time that Harrods Estates will have visited Moscow, and the fourth time exhibiting at the show. Harrods Estates aim to develop new relationships with both Russian investors and businesses.

September 2006: From Russia With Love

Russian investors are increasing their investment in the capital, research by London’s leading niche estate agent Harrods Estates reveals. Sales with the Knightsbridge based agent have increased from 13% in 2005 to in excess of 20% in 2006/2007. The average spend of the Russian purchasers is between £3-10million plus, making them an influential force on London’s residential property scene.

Harrods Estates has attributed the rise in interest to several factors. The first is its dedicated Russian desk, run by Tatiana Baker and Harrods Estates’ increased presence in Moscow over the last five years. Tatiana has been in the London property market for eight years and has an extensive knowledge of Russian purchasers and their requirements, being from St Petersburg herself. Tatiana comments, “Our Russian customers are all looking for something very specific. They require homes that have excellent security, 24-hour porterage, good parking and good views. In Russia, homes are spacious and elegant so exclusive new build developments with lots of open plan living space, high ceilings and high quality specification in Kensington, Chelsea and central London are in great demand. Large country properties with land, woodlands and elegant surroundings are also of interest so I work closely with our country house department to ensure all of our purchasers needs are met”.

August 2006: Harrods Estates Unveils Dubai's Latest Mega-Project, Business Bay

July 2006: Harrods Estates reports that London's luxury market continues to boom at the top.

Harrods Estates highlights that luxury property in prime central locations is currently in high demand. In the first half of 2006 Harrods Estates saw an 18% price increase in property in prime central locations such as Knightsbridge, compared to a 5% growth in the rest of the UK market, according to Nationwide. One such property currently with Harrods Estates is an apartment at the beautiful Trevor Square development, Knightsbridge SW7.

The apartment is part of the redeveloped former Harrods Knightsbridge Depository, sister building to the famous department store. The two-bedroom apartment covers 1,700 sqft and the interior has been completed by world-renowned interior specialists Candy & Candy, and represents the pinnacle of luxury London living. Trevor Square is situated in one of London’s most sought after address, just minuets from Harrods’ famous department store and Hyde Park and boasts just 40 apartments, including a studio, two five bedroom apartments, penthouse and duplexes. The popularity of luxury homes is clearly indicated by the run-away success of developments such as the Harrods Court development in Knightsbridge, where 50% of the apartments were sold at a private pre-launch. July 2006: Is property priced above £600,000 a good rental investment? 

Harrods Estates, renowned for its portfolio of luxury, high specification homes in some of London’s most traditional prime locations, has noticed a trend regarding premium properties. Harrods Estates has noted the availability of such properties has dropped by 27% since the beginning of 2006. The capital’s serious shortage of high specification premium homes in London’s most sought after addresses is having a knock on effect on the premium rental market. With locations such as Knightsbridge, Chelsea and Kensington taking top billing in its portfolio, Harrods Estates has noted an increase in investors snapping up properties for rental investment.

Investors who buy to let have become commonplace over the last ten years. With the numbers of applications for buy-to-let mortgages increasing steadily, typical investors are plumping for London’s’ secondary areas that are ripe for regeneration, such as Hackney and Deptford. With the 2012 Olympics coming to London’s East End, it seems like premium property investments are pie in the sky. However, Harrods Estates has highlighted that one of the best investments to be had is a premium property in a prime central location priced above £600,000.

A survey carried out by Carey Jones for the Association of Residential Letting Agents, highlights that in the 2nd quarter of 2006 the capital asset value of rented homes in prime central location rose by 2.4% and the average weighted rental returns for both houses and flats has increased by more than 5%. These increases highlight the allure of newly refurbished, high specification homes in London’s most sought after addresses. Location and space are first on the wish list of any would-be investor with properties in London’s SW3, SW7 and SW10 and those providing more than 2,500 sqft being the most desirable. Investors are set to benefit from the capital growth and rental returns on premium properties, providing their owners with potentially lucrative investments.

With the reduction in available properties for sale, more and more people are turning to the rental market to find their ideal home. February 2006: Buoyant Market for Premium Properties

Following its annual customer survey results in 2005, Harrods Estates is pleased to announce that it has seen a rapid growth in the luxury property market year on year. This is highlighted by two of the company’s biggest sales in 2005 and its success in the first month of 2006. The proportion of homes sold through Harrods Estates in excess of £3 million has almost doubled. This is due to a shortage of premium properties, which combined with high demand, has levered prices of such sales upwards
 
Jennifer Marwick of Harrods Estates Mayfair is of the opinion that the company is being recognised for its active international client base. “Having achieved such great successes in 2005 with sales such as Great College Street for £8,500,000, we are now achieving instructions on properties in excess of £10 million and have already received commissions to sell properties located in areas popular with purchasers from abroad such as Hampstead and St Johns Wood. Widening our business into such prestigious areas outside of Mayfair and Knightsbridge will further reconcile our burgeoning reputation as market leaders. This will allow sellers as well as buyers comfort, that their best interests are being served by discreet professionals with the duty of care synonymous with the brand”.
 
The Mayfair office has also seen a high demand for lettings within the area, and has subsequently appointed Georgina Dalzell-Piper as lettings manager for the Mayfair office. Noting an emerging pattern in high demand versus low stock Jennifer goes on to say, “Harrods Estates customers require something very specific. There is money to be spent on homes with high specifications in excellent locations, but provision is low”.
 
Linda Wesson, Country House Manager says the team is delighted to have brought about positive results in what could have been a tricky 2005 market: “We had a fantastic year in 2005 and already have received high levels of interest in properties for £4 million plus in 2006”.
 
The Country Department echoes the London successes of last year with sales on houses with price guides as high as £9,500,000. “This is a very positive achievement for our business and highlights that effective marketing of country property from a central London office can be very successful”.
 
The Knightsbridge office has also seen an extremely high level of interest at the higher end of the market; one example of this is the sales success of Harrods Court, Knightsbridge. Developed by Brompton Knightsbridge Developments Ltd, Harrods Court is an excellent example of Harrods Estates’ links with niche developments in ultra prime locations.
